How To Choose The Right Contractor

Before you begin:

Think about what you want in your finished product. Make a list of the items you want, a list of what you must have, and another list of what you would like to have but can live without.
Check with the city building department and inquire about the contractor before you call him.
Find sketches, plans, and pictures of things you like and show them to your architect/designer.
Establish your budget. Allow 10% for change orders and any unforseen problems that may arise.

When looking for a PROFESSIONAL CONTRACTOR, ask the following questions:

How long has the company been in business? - Over 40 years
Do they have a list of references they can give you? References
Are they involved in any organizations or serve on any boards within the community? - Home Builder's Association of Iowa
Do they use the same sub-contractors for all their jobs? Are the sub-contractors they hire as professional as they are? Do they fully trust their sub-contractors to do the best job possible?
How many jobs does the contractor work on at one time? (Usually three or fewer)
In a remodeling project the contractor and crew will work inside your home while you are living in it. Are you comfortable with them in your home?
Does he clearly document changes in the project? - Always

When looking for a contractor, interview a handful of contractors and pick your favorite one or two to bid on your project. Too many contractors bidding on your project could get confusing and your focus may turn into who will bid it the cheapest, instead of who will produce the finest results. The lowest bid does not indicate the best contractor. Remember that having top quality construction and premium materials along with a pleasant experience will be your best deal.
